Houses

Since land is expensive in Bangalore, very few homes come with a large garden. They are at a premium. Typically, a house would have a Drawing/dining room and three to four bedrooms. They usually have a servants room and toilet. Check if the building has a back up generator. Houses are difficult to find in the central areas, but are available in Palace Orchards, Raj Mahal Vilas, Indira Nagar, and Koramangala. You would need staff, like a cleaning lady to do the "top" work, like dusting, sweeping and swabbing, and a gardener to maintain the garden, and a Security guard.


Apartments

Since 1999, there are a number of new apartment complexes which have come up in Bangalore. These would typically be two to three bedrooms, with small balconies. Generally there is no servants room but they may have a servants toilet.


Penthouses

These are more top floor apartments with a terrace garden, rather than  living areas opening out into a garden area. Bear in mind that it can get very hot in Summer, and air conditioning is a must. they are generally more expensive than apartments on the lower levels.

Maintenance

All apartment complexes would charge a monthly maintenance fee. If would generally be in the range of Re 1.50 - 2.50 per Sq, Feet. The services included would be security, maintenance,cleanliness of the General areas, and generator.

      For Budgetery Purposes.

The following factors have to be taken into consideration:

  1. Rent : Payable in advance for that month
  2. Security Deposit : This would be a 10 month rental value to be given to the landlord at the time of signing one lease agreement
  3. Escalation : This would be any where between 5-10% at the end of 11 months.

Termination

This would be allowed only after 11 months called the lock in period when neither the landlord or tenant can terminate the lease.
